A funny thing happens when a red hot buyer sees a property they like. The idea of owning the home takes over their brain and their life. For ‘THE’ house we miss appointments, forget to eat. We spend every waking hour thinking about the property and spending time there. .
This happened to us a couple of months ago after my wife and I went to see a house. My wife couldn’t think of anything other than the house and moving in there after just one visit. She had planned out the rest of our children’s childhoods in that house!!!!! .
Sounds like falling in love doesn’t it? Well in many ways its pushing all the same buttons. .
When a buyer sees a property they like, an emotional priority takes over and they begin to plan their purchase. The need to buy the property will of course only increase when you visit the open house to find that other people are also loving YOUR new home and going through the same emotions. It can be torture!! Its like part of us doesn’t grow up from being in kindergarten - only wanting to play with a toy when another child wants it. .
So best advice when it comes to selling your home, paint it, clean it up, replace and repair, research and talk to your agent as to the most cost effective parts to sink a little money into in getting it ready for its sale and then market your home COMPETITIVELY. If your home shows really well, has some great well spent upgrades, renovations etc, regardless of the market conditions, it can sell above asking because a competitive price can create buyer competition. This is of course subject to location and other factors but its definitely a great starting point for discussion with your real estate professional when the subject of listing price is discussed. Don’t forget, a house is only ever worth what someone else is willing to pay. .
