The Autumn budget 🏡🇬🇧️ Briefly discussing the housing market in his third Budget as chancellor, Phillip Hammond announced that he will extend the cancellation of stamp duty for first-time homebuyers on properties up to £300,000 to first-time buyers of shared ownership properties valued up to £500,000. 30 Day Development Finance School. Day 6: How The Finance Transaction Works. Typically the developer does not get the funds. If purchasing, the lender pays the vendor via the solicitors. For the build program, the lender appoints a Monitoring or Quantity Surveyor to oversee works done on site on a regular basis (usually monthly). When the surveyor signs off that month’s work as done, and reports back to the lender giving the all clear, the lender will then release funds amounting to that months’s work to be paid directly to the contractors. Sometimes they can go through the developer, especially if they are the contractor! 30 Day Development Finance School. Day 5: Interest. The paying of interest to a development finance lender is different to how you pay a bank for a mortgage. With a bank, you pay the interest (and capital) back monthly. In development finance, the interest is “rolled” or “retained”, meaning it is not paid back until the end of the term i.e. when the houses you’ve built are sold. Cashflow is an issue for a developer and lenders understand this, so you won’t be paying back the loan until sales complete. The lender has to be cleared in full from sales, though, before you can access your profit. So depending on how much you borrow, depends on how quickly you get your profit back. 30 Day Development Finance School. Day 4: A lender assesses a borrower by 3 areas only. 1. The project/numbers 2. The Borrower’s Experience and 3. The Borrower’s Net Financial Worth. The first tells the lender if the project is viable, the second tells the lender if the borrower is a ‘safe pair of hands’ and the third tells the lender if the developer can come up with a little more cash in the event of project cost overruns or an economic crash. A senior debt lender’s Loan to Cost Ratio means they will lend between 70% and 90% of the Total Project Costs, which typically excludes finance and disposal costs. This means you as the developer must come up with the rest, either through your own cash or third party equity investment. The minimum equity in is 10% and with some equity investors, they will put in 90% of that too. You may only need to find 1% of the total project costs to get funded! Day 29 for @myhousethismonth ... it’s #twinkletwinkle and I am going to be honest, I save that for Xmas. There are no sparkle or twinkle lights in my decor ... I bought little skull fairy lights yesterday knowing full well I would bail. I should trust myself always - they didn’t make the cut 🙄! #Propertytrivia - We were fortunate enough to be invited (back in the day) to see behind this Blue plaque in #ReeceMews - #FrancisBacons ' studio. Thanks to the then world expert of #butterflies who was reccommended to us by a friend! This was all before 7000 items including his corduroy trousers (that he used to paint with) were moved by a team of art historians, conservators and archeologists to Dublin. All items were meticulously recorded everything was moved to the exact locations and is now on display at City Gallery The Hugh Lane, Dublin. #Dublin was his birthplace. Now a little part of #SouthKensington will be forever in Dublin! Also follow us @palacegatelife
